What happens if a broken spring is found during the tune-up?

The door is left closed and not operated with the opener, because a door with a broken spring weighs its full weight and can drop. The technician explains what was found, shows you the break, and quotes the spring replacement as its own job, usually replacing both springs on a two-spring door so they wear evenly. The rest of the tune-up either waits or continues on the parts that can safely be serviced with the door down.

My door closes, then reopens on its own. Is that a tune-up job?

Often, yes. A door that reverses before reaching the floor usually reacts to one of three things: photo-eyes misaligned or dirty, a down travel limit set so the door meets the floor before the opener expects it, or a force setting so low that stiff hinges, debris or a roller out of true read as an obstruction, since a clean, dry track is what the door is meant to run on. A tune-up clears all three by aligning the sensors, resetting the limits and freeing up the door's movement.

Can a tune-up make my noisy door quieter?

Usually, yes, and often dramatically. Most garage door noise comes from dry hinge pins, dry roller bearings and hardware that vibration has loosened, and those three are exactly what a tune-up addresses. Some noise comes from parts that have worn, such as a roller gone out of round or a chain that has stretched, and the technician tells you which sounds were settled by maintenance and which point to a part worth replacing, with a separate quote for that.

Why is my door sitting crooked since the spring broke?

On a two-spring door, one intact spring keeps pulling on its side while the broken side goes slack, so the door lifts unevenly and a cable can jump its drum. The technician levels the door, reseats the cables in their drum grooves and evens the tension after the new spring is fitted. Rollers and track are checked for damage from the crooked travel so the door runs square again.

Could the wiring be the problem rather than the sensors?

Frequently. The sensors are fed by a thin two-conductor wire from the head unit that crosses the ceiling and drops down both sides of the door, and it is pierced by staples, cut by shelving screws, chewed by mice or pulled from its terminals more often than a sensor fails. Both sensor lights dark, or an opener code for an open or reversed circuit, points to the wire. The technician tests the run with a meter and repairs or replaces the damaged section.
